Donner Summit is the name given to an area west of Truckee, outside of Truckee town limits, at approximately 6800’ in elevation.

The actual elevation of Donner Summit is over 7200’. It can receive considerably more snow than Truckee in the wintertime because of the altitude difference. There are several ski resorts located in this area including Sugar Bowl, Boreal, Donner Ski Ranch and Soda Springs. Royal Gorge Cross Country Ski Area, located in Soda Springs, is the largest cross-country ski facility in North America. Neighborhoods include Kingvale, Pla-Vada, Serene Lakes, Norden, Towle Mountain Properties and Soda Springs.

Serene Lakes

This is the largest subdivision in the unincorporated community of Soda Springs. Originally the Serene Lakes were called Ice Lakes and most USGS and USFS maps still refer to them as “Ice Lakes”. Serene Lakes is an “alpine community” of 1000 lots with approximately 800 homes and an average lot size of 1/5 acre. The community is surrounded by land owned and managed by the US Forest Service and world class Royal Gorge cross country ski resort. There are 2 lakes – the upper lake, Lake Serena and the lower lake, Lake Dulzura. There is a boat launch (no power boats allowed) and a large beach for swimmers maintained by the HOA at the lower lake, with areas for horseshoes, volleyball, barbecues, picnics and swimming.

 

Pla-Vada and Kingvale

These subdivisions are geared towards snow play. There is a popular sledding hill in Kingvale, just off I-80. The roads in Pla-Vada are plowed by the mandatory HOA, but only with a “modified” plow which means that approximately 8 inches of snow is left on the roads for snowmobile access. The roads in Kingvale are unplowed. Many houses back to large acreage parcels. Freeway access is close by. The average lot size is ¼ acre. In Pla-Vada, homes are served by PG&E, PUD  sewer and water and propane by individual selection. Kingvale homes are served by PG&E, individual sewer systems, PUD water and propane by individual selection.

 
 
 

Sugar Bowl

Sugar Bowl is located on Donner Summit in the unincorporated community of Norden which lies along the First Transcontinental Railroad. Just minutes from I-80, Sugar Bowl ski resort, dating back to the 1930s, features new slope side condos and limited single family homesites. Homes are served by PG&E, PUD sewer and water and propane by individual selection.

 
 
 

Towle Mountain Properties

This unique subdivision offers 20 to 60 acre parcels. There are no plowed roads so access to properties is by snowmobile. HOA is mandatory. Homes are served by individual sewer (septic) and wells. Power is generally gas generator or alternate sources.
